I ended up buying two houses and a triplex in late 2011 and early 2012. Since then, managing them has been extremely easy. For the most part, it took me 1-2 hours per MONTH of work to manage 5 tenants at the time. Most of this time was spent making sure rent had been paid, cashing rent checks, making sure bills were paid, and just generic accounting. If something broke, I’d just call a contractor to go out and fix it. I also rarely had vacancies..

My rental landlord philosophy was this… I generally don’t raise rent, unless it’s a unique situation or cash flow issue. For instance, on my original 3 properties, I’ve only raised rents when a unit becomes vacant. I’ve had some tenants since 2011 that are paying the SAME rent since back then. Am I leaving money on the table? Sure. But on the upside, I have really, really great tenants that take really good care of the place, treat it like their own, always pay on time, and are all around really awesome people, making it easy for me to manage. They have zero desire to move since they’re paying so much less than they would if they went somewhere else and in return, it’s easy for me. It’s a win win.

But recently the unthinkable happened…a tenant had to move and relocate for work. And now my vacant place needed a little work – just minor fixes, re painting some stuff, etc. And finally, at that point, I thought about it…the time it would take for me to drive an hour each way just to go there, the time it would take to coordinate a walk through, meet and screen tenants, handle payment, etc…just wasn’t worth it. My time was better spent doing just about anything else. And finally, it clicked…I gotta hire a property manager, I just can’t handle it myself.

So I did some research online, found a recommendation…did some negotiating back and forth for a day on prices between that and another company, and settled on a flat 8% management fee, everything included, and I moved forward. My reasoning now is that my time is way more valuable doing anything else other than managing a place, and the money I spend will save me more money that I can make elsewhere.

So I did it…I hired a property manager for my first house. Now remember, I’m still managing my other 4…that’s really easy. But if I have another vacancy, the management company will get that one too. And eventually I’ll slowly phase the management company in to replace all the work I currently did.

I’m only a month into this so far, but overall I like it. It’s amazing to be “Stress free” and have that distance between you and the tenant. I like that someone else handles it all, and all I have to do is simply just collect the check…I’m a little paranoid that something might fall through the cracks if I’m not micro managing it, but I’m doing my best just to let someone else take over.

So that’s the story, and that’s why I hired a manager for one of my properties. If this goes well, I’ll slowly phase it in to everything else and have real estate investing become 1-2 hours per month more passive.

Real Estate Principles and Practices

Click Her to DownL0ad – Northwood is a small town in southeastern New Hampshire, founded in 1773.  The 1st New Hampshire Turnpike,  busy Route 4, was built about 1800 to connect Portsmouth, New Hampshire’s only seaport, with the state capital of Concord. The highway has been a major influence on the town since it was constructed. Throughout the nineteenth century, our many early taverns accommodated sledge and stage passengers.  Nowadays, travelers enjoy our summer homes, cabins, motels and restaurants. Other visitors go antiquing in the dozens of shops along the road.

Though thousands of commuters each day see the town only on the drive through the eight-mile “main street,”  about 3,200 persons are full-time residents and about twice as many have second homes here. Though Northwood is sometimes called a bedroom community, there are more than one hundred small businesses in town.  Northwood is proud of its lakes and ponds, its mountain views, miles of country roads, and its many lovely old homes and public buildings.

Welcome to Sky View Farm, a hidden yet accessible treasure in southern New Hampshire, surrounded by over 100 acres of fields, orchards, cultivated blueberries, ponds and woodlands laced with trails. Come home to enjoy nature at its best.  The farm is located minutes to Routes 4 and 202, the east-west route connecting the state capital of Concord and our fabulous seacoast, including historic waterfront city of Portsmouth.  You are also within forty-five minutes to fabulous Lake Winnipesauke and fifteen minutes to Great Bay Yacht club with ocean access.  With 10 area lakes nearby, beautiful Bow lake is just five minutes away. Forty minutes to Manchester, NH, twenty minutes to University of New Hampshire and convenient to major airports in Boston, MA and Manchester, NH.

The land is glorious.  Two ponds, one strictly for a wildlife habitat, the other with a sandy beach and stocked with bass, are enjoyed year round. In winter, the pond converts to ice skating ring with fireplace.  Walk, mountain bike, horseback ride your private trails through about 80+ acres of managed woodlands on manicured trails.  The open land is hayed and berries and fruit trees presently maintained by a neighboring caretaker who would love to stay on! The owners have practiced organic husbandry on the farm since they took ownership many years ago.

In 1993, the 1820’s farmhouse was completely gutted and brought into the 20th century with elegance inspired by our native woods and the architecture of the day along with a Victorian flair.  It has continued to be maintained and updated with the best as recently as a few months ago.   

Upon entering, you’ll see that the basic floor plan has been opened up and expanded to bring the beauty of the outdoors in.

The first floor features a 640 s/f two-level living room, drenched in sunlight, with an European-style corner fireplace, French doors to a wonderful wrap-around porch, a large bay window for architectural interest and room for a Six Foot Grand piano. The inviting dining room is open and able to accommodate the largest gatherings. 

The kitchen is fabulous and, although in keeping with the farmhouse style, it has oodles of handsome cherry cabinets including a bank of pantry units.  Appliances include a new Viking wall oven, microwave, and 6 burner gas cook top, Miele dishwasher, and Sub-Zero refrigerator.  Pull up a stool to the spacious island, designed for food prep and conversation with the cook.  The kitchen was just updated and all surfaces are now capped in the most gorgeous granite we’ve ever seen!  

A tiled three quarter bath is adjacent to a quiet four season sunroom, which overlooks 300 blueberry bushes. Just outside is the perfect nook for a home office.

Upstairs the original house was revamped to offer two bedrooms on the second floor and a large laundry room with lovely mountain and water views. Huge master suite includes a walk-in dressing room with mirrored closets, a spacious and restful sleeping room with corner fireplace and a private balcony accessed by French doors. Step out and take in magnificent mountain, water, orchard, wild life and woodlands sights.  The elegant bath features a Victorian clawed soaking tub and oversized shower.  All vanities in the house are antique style set with period style sinks.

The third floor has a 22’ bedroom and private tiled bath.

Off the kitchen and with a separate front entrance is an office suite or in-law space. It has a sitting or waiting room, office or bedroom and a charming tiled bath with shower.  It can be expanded further into other heated space should you need the room without infringing on the main house. If you work from home, are a professional needing an area for clients or patients or have parents living with you, the set-up is ideal.

Quitting my job as a real estate agent. This video is all about throwing in the towel and quitting real estate for good.
